We strive to provide a fun and easy experience for our clients, rental owners and tenants. We do this by providing three branches of services; Management, Maintenance, and Marketing.



Property Management

  • Initial property walk and lockbox on door

  • End of Month: payout to owners on the 6th of each month via ACH directly to your account

  • Online access to owner statements 24 hours a day

  • 1099 at the end of the year

  • Detailed move-out walk-through

  • Security deposit refunds detailing charges and holding funds for repairs as needed

  • Notice to vacate deliveries and evictions

  • 7% Management Fee

  • 70% Leasing Fee


  • Post property to over 30+ rental sites, as well as the MLS

  • Oversee rental while vacant (lawn maintenance, interior cleanliness, etc.) to optimize interests during showings

  • Weekly updates emailed to keep you informed on inquiries and showings

  • Thorough screening of tenants (background, credit, income)

  • Open communication with you for final approval of applicants and pets

  • Collection of proof of utility transfers from new tenants and proof of renter’s insurance

  • Conduct an inspection prior to move-in to ensure the property is 100% ready for the new tenants

  • Meet with tenants day of move-in with keys and a “Welcome Home” goody bag

  • Inspect inside and outside of property after 6 months

  • Comparative market analysis and renewal offers

  • Oversee repairs and distribute work to a list of verified, reliable vendors

  • Communicate the needs of tenants and owners

  • On-call for any tenant emergency 24 hours a day
